I'll walk through your property inside and out. Here are the key areas I focus on:

Curb appeal, street presentation, how the property shows from the outside. First impressions matter in pricing.

Layout, natural light, room sizes, kitchen and bathroom quality, floor plan flow.

Recent improvements, quality of finishes, age of key fixtures like roofing, hot water, and air conditioning.

Yard size, fencing, landscaping, parking, sheds or structures โ anything that adds usable space.

Tips to prepare

A clean, clutter-free home presents best. You don't need to deep clean โ just present it as you normally would. A quick tidy of the front yard helps with that crucial first impression.

Any renovation receipts, floor plans, building reports, or pest inspections are helpful context. If you've done major work, knowing what was spent and when helps me price it accurately.

This is your chance to ask about market conditions, selling timelines, renovation ROI, or anything else on your mind. Write them down beforehand so you don't forget.

I'll walk through inside and out, take notes, measure key rooms, and we'll chat about what matters to you. Block out an hour to get the most out of it.
What happens after the inspection
Within 24 hours of the visit, Beverley will prepare your written market assessment. This includes:
- An estimated market value range based on comparable sales
- A recommended pricing strategy if you decide to sell
- Renovation suggestions that could add value
- Estimated selling costs (agent fees, marketing, conveyancing)
